‘Boater’s paradise’ mansion in The Moorings headed for auction in Naples.

A newly-built multimillion-dollar estate in Naples is headed for auction.
After struggling to find a buyer the traditional way, the seller has decided to offer the 6,000-plus square foot home up to the highest bidder.
The residence, with six bedrooms and nine bathrooms, in The Moorings, is listed for $13.9 million. It’s been on the market for nearly a year, with a lot of lookers, but no takers.
In a buyer’s market, that’s often the case.
“Buyers have not been making offers. They have been touring the property, just not making offers. There is still a lot of inventory out there,” said Randy Haddaway, founder and CEO of Elite Auctions.
His company, based in Naples, is handling the auction. As usual, it’s without reserve, meaning the sellers don’t have a minimum price.
The listing agent will still earn a commission if the house sells at auction. So, it’s an added tool for her.
Sometimes properties sell before auction. That’s happened a few times in Naples.
Established in 2016, Elite has auctioned off many mansions and high-end estates around the world, with a solid following, and an extensive database and reach.
The company’s organically grown database includes nearly 300,000 potential buyers. They’re mostly millionaires, with a handful of billionaires on the list, Haddaway said.
Its latest offering in Naples, close to downtown and the beach, is scheduled for auction on March 31, at 11 a.m.
While most of the interested buyers are expected to attend in person, remote bids will be allowed via phone.
Only cash offers will be accepted, with a closing required within 30 days. A $100,000 deposit is required to obtain a bidder’s paddle.
The estate was built on speculation, or spec, without a buyer, in 2024. It’s never been lived in, making it a more unusual offering for Elite Auctions.
“This is just a property where the seller wants more of a national and global reach to identify buyers,” Haddaway said. “It increases the likelihood of attracting competitive bids.”
He added: “It’s going to offer a quicker, more transparent way to sell the property, and create urgency for the property.”
Located at 3103 Leeward Lane, the home was built by Knauf-Koenig Group. Ownership offers optional beach park membership.
On a southwestern corner, the property has long views of Venetian Bay, in a location that’s ideal for watching sunsets. It’s described as a “boater’s paradise.”
The residence comes furnished.
Stand-out features include a bonus/flex room, a gourmet kitchen with Ruffino cabinetry, Viking temperature-controlled wine storage, a double oven, two dishwashers, multiple sinks and a sub-zero refrigerator and freezer, with an adjacent butler’s pantry, and separate coffee station.
Other selling points: A media, room, a wet bar, two balconies, an outdoor living room with a summer kitchen, gas fireplace and a pool and spa with an infinity edge, overlooking the bay. There’s a whole house generator, a tankless water heater, a mud room, and a four-and-a-half car garage.
The home also includes smart technology.
“So you can turn on the entire house with one button and turn off the entire house with one button, including remotely,” Haddaway said.
Open houses will be held from 1 p.m. to 4 p.m. on Saturdays and Sundays, starting this weekend, through March 30.
Private tours are also available.
Since Naples is a smaller market, Haddaway will usually only do one auction at a time, so properties aren’t competing against one another for the same buyers.
As inventory has risen, so too has interest in Elite’s services.
Over the years, Elite has worked with a few high-profile sellers in Naples, making local and national headlines a few times. That included Mark Lye, a former golf pro and Golf Channel analyst, and Rocco Mediate, a six-time PGA tour winner.
