Luxury home in Moorings near downtown Naples sells before auction for undisclosed price

A luxury home in the much-sought-after Moorings community sold a few days before going to auction. 

“The auction is now canceled. Our goal has been achieved,” said Randy Haddaway, founder and CEO of Elite Auctions in Naples.

The owners hired his company to do the auction, as a way to drum up more interest in a cooling market.

On Friday, they accepted an undisclosed offer. It’s “without contingencies” and will close in 30 days, Haddaway said. At auction, the home, described as the “very epitome of fine Southwest Florida living,” would have gone to the highest bidder.

Located at 445 Putter Point Drive, minutes from downtown Naples, the nearly 5,000-square-foot home was “well maintained,” with “no distress whatsoever,” Haddaway said.

“The sellers were just “ready to move on,” he said.

The home, with five ensuite bedrooms, includes a total of five-and-a-half bathrooms, and an office, with a three-car garage. It’s close to the beach and the Village Shops on Venetian Bay, a popular shopping and dining destination.

After word spread about the auction, more than 100 people toured the property – in just two weekends – and nearly 70 prospective buyers called in for more information about it.

“Our marketing program was successful again by creating urgency, selling opportunity and instilling fear of loss,” Haddaway said.

Completed in 2008 by 41 West, a well-known local builder, the home includes interior design work by Ashley Martin Home, whose work has been featured in such publications as Homes & Gardens and Architectural Digest.

It was marketed as a “blend of sophistication and comfort.”

The craftmanship is “impeccable” inside and out, Haddaway said, with “attention to detail at every turn.”

The home hit the market in January for $6.5 million. It had been on and off the market since then, with several price adjustments made along the way, according to Realtor.com.

It was most recently listed at $5,998,000.

Property records show that before Friday’s deal the home last sold for $6.4 million in July 2022.

Over the years, Elite Auctions has sold many high-end estates around the world, with a solid following.

Previous auctions for homes in Naples have attracted some notable wealthy buyers, including a former CEO for IBM.

The company has worked with a few high-profile sellers in Naples, making local and national headlines. That included Mark Lye, a former golf pro and Golf Channel analyst, and Rocco Mediate, a six-time PGA tour winner.
