An extremely rare, off-the-grid, beach-to-bay paradise on Florida’s “Lee Island Coast,” this extraordinary property offers peace, privacy and convenient access by boat to some of the world’s best sport fishing at nearby Boca Grande Pass.
Approximately 200 ft of private Gulf of Mexico beachfront, with incredible sunsets, gently-rolling blue-green water, great shelling, nature watching, and world-class fishing. this auction represents the chance of a lifetime for a determined buyer to acquire a truly special seaside property.
12 parcels are included, as is a beautiful 300 ft dock on the bay side. Currently, there are six buildable sites and two additional sites for additional dock space or a custom luxury residence.
About North (Upper) Captiva Island
North Captiva Island (Upper Captiva) is an island in Lee County in Southwest Florida, located just offshore in the Gulf of Mexico. Located just north of Captiva Island (Lower Captiva), it is separated by a channel called Redfish Pass and lies just south of La Costa Island, separated there by Captiva Pass.
Like Captiva and Sanibel Islands, North Captiva is a barrier island to Pine Island (to the east of Captiva and north of Sanibel), and is very narrow. There is no automobile access to the island. It is privately owned. North Captiva is just a short boat ride to Cayo Costa State Park, also accessible only by boat, and world-class fishing at Boca Grande Pass.
With about 300 homes built and 300 vacant lots, the island is about half way to build out. Since the island can be accessed by boat or seaplane only, North Captiva real estate values are generally lower than on Captiva.
Development of the island began in the 1960s, with commercial electric and phone service established in the mid 1980s. About half of the island is owned by the State of Florida and is part of a state park. All other areas are privately owned including the roads. A regular passenger ferry service runs from Pine Island Marina at two-hour intervals, serving both tourists and locals. There is also barge service for transporting construction and other materials to and from the island.
